Established in 2004, Public Improvement District #12 was formed by the City of Fort Worth to improve community services in the Chapel Hill area.

Chapter 372 of the Texas Local Government Code authorizes the creation of PIDs. All PID assessment dollars are collected and earmarked by the City of Fort Worth and guaranteed to be spent on the established district. 

PID only maintains certain common areas. Services may include:

  • ✔ Turf Maintenance

  • ✔ Mowing

  • ✔ Edging

  • ✔ Fertilizing

  • ✔ Horticultural Maintenance

  • ✔ Tree Care/Tree Replacement

  • ✔ Irrigation Maintenance

  • ✔ Ponds

  • ✔ Fountain Maintenance

  • ✔ Electricity

  • ✔ Water

PIDs coverage does NOT include residents' property or services such as:

  • ✘ Street Repairs

  • ✘ Streetlight Maintenance

  • ✘ Utility Services/Repairs

All property owners must pay an annual assessment to the Tarrant County Tax Office at a rate of 18 cents per $100 of assessed value. 

The budget submitted by the PID Manager to the Fort Worth City Council is finalized annually based on the costs. Financial reports are published on this website.
