A Public Improvement District (PID) is an entity administered by the City of Fort Worth, and financed by assessments, toward improvements and supplemental services that ensure frequent upkeep and a steady increase in property values. PID #12 Chapel Hill was formed in 2004. 

Property owners can petition their local government to form a PID, which may also include the establishment of an advisory body. Through the advisory body, property owners have complete control over the types of improvements, level of maintenance and number of assessments levied against them.

Chapter 372 of the Texas Local Government Code authorizes the creation of PIDs. All PID assessment dollars are collected and earmarked by the City of Fort Worth and guaranteed to be spent on the established district. 

 

Services covered by the PID include:

  • Turf maintenance

  • Mowing

  • Edging

  • Fertilizing

  • Horticultural Maintenance

  • Tree Care/Tree Replacement

  • Irrigation maintenance

  • Ponds

  • Fountain Maintenance

  • Electricity

  • Water

PIDs Coverage Does NOT Include Residents' Property or Services Such As:

  • Street Repairs

  • Streetlight Maintenance

  • Utility Services/Repairs

 

All property owners must pay an annual assessment to the Tarrant County Tax Office at a rate of 18 cents per $100 of assessed value. 

The budget submitted by the PID Manager to the Fort Worth City Council is finalized annually based on the costs. Financial reports are published on this website.
